What is manual underwriting?

Manual underwriting is when the automated underwriting system yields a referred/eligible. The automated underwriting system cannot issue an automated approval due to borderline credit issues or financial issues and is referring the mortgage loan application to a live mortgage loan underwriter. Manual underwriting is offered by many mortgage lenders but not all mortgage lenders. Manual underwriting has more restrictions when it comes to a mortgage loan approval. For example, automated approval per the automated underwriting system on mortgage loan applicants with credit scores over 620 FICO is 46.9% front end debt to income ratios and 56.9% back end debt to income ratios. With all manual underwrites, the front end debt to income ratios gets drastically reduced to 31% and the back end debt to income ratios is capped at 43%.

Mortgage loan applicants who cannot get an automated approval per DU FINDINGS or LP FINDINGS and get a referred/eligible per automated findings may need to go with a manual underwriting mortgage lender. Here is an article on manual underwriting:
