Portfolio loan
What is a portfolio loan?

Portfolio loans are called non-conforming loans. Portfolio loans are mortgage loans that a mortgage lender does not sell on the secondary market to Fannie Mae and/or Freddie Mac and keeps the mortgage loans in their books. Almost all portfolio loans are adjustable rate mortgages. They are 30 year loans but after the initial fixed rate period, it adjusts every year for the remainder of the 30 year term.
