Fannie Mae's mortgage lending guidelines for investment properties is normally 15% down payment minimum. Many investment property mortgage lender have their own overlays and require 20% down payment. If you want to use 75% of the potential income on the investment property purchase, you need to put a 25% down payment then you can use 75% of the potential rental income to qualify for debt to income ratios.
