FANNIE MAE NEW GUIDELINES ON WAITING PERIOD AFTER DEED IN LIEU AND SHORT SALE

Fannie Mae has changed the rules on the waiting period after a deed in lieu of foreclosure and short sale from two years to four years. Prior to August 15, 2014, the waiting period after deed in lieu of foreclosure and short sale was two years to qualify for a conventional mortgage loan as long as the home buyer had 20% down payment. However, the two year waiting period after deed in lieu of foreclosure and short sale with 20% down payment is no longer in effect. Now the new waiting period after a deed in lieu of foreclosure or short sale is 4 years waiting period. The good news is that after 4 years, only 5% down payment is required and not 20% down payment.
