Deferring Student Loans to Qualify for Mortgage

FHA allows to exempt monthly student loan payments in debt to income ratio calculations as long as the student loan has been deferred for at least 12 months. Any student loans that have been deferred for less than 12 months will be counted towards the calculations of debt to income ratios.

With conventional loans, they count student loans and it does not matter whether the student loan has been deferred.
