Can a mortgage lender not honor an appraisal?
A mortgage lender can definitely not honor an appraisal if they question the appraisal and the comparable subject properties. Many mortgage lenders have their own appraisal review department where they do an appraisal review. If they do not agree with the appraisers report, they can request a second appraisal or not honor the first appraisal at all. They can order second appraisal at their cost and not charge the home buyer. Here is an article on where a mortgage lender does not honor an appraisal.
