Auto Loans
Next to a home, an automobile is a person's biggest investment. Most auto loans average $30,000 and an average new car payment can easily exceed $400 per month. Auto Loans can have a great negative impact on your debt to income ratios. If you can, try delaying buying a new vehicle if you are about to purchase a home. A $500 auto monthly payment is equivalent to a $100,000 mortgage payment. Always seek the advice of a loan officer before buying a new car if you intend on buying a home. We will cover the negative impact on how a monthly auto payment will have on you qualifying for a home loan. Inquiry here on the best auto finance companies that offer the lowest rates and automobile dealers that offer big rebates.

Pay Day Loans
PayDay Loans are short term loans where consumers utilize it in case of an emergency. Payday Loans are also called short-term loans or cash advance loans. Payday Loans is a signature loan that is typically paid back through your paycheck or other source of income. To qualify for payday loans, you will need a job with consistent income because payday lenders will take a portion of your weekly or bi-weekly paycheck to cover your payday loan balance and interest. With payday loans, if you cannot pay the full amount back the next time you are paid due to unforeseen circumstances, the payday lender can give you alternative payment plans to extend the term of your loan. There will definitely be a fee in extending the loan. Payday Loans can be made within 24 hours or less. The Gustan Cho Team will post some reputable Payday Lenders.

Student Loans
Deferred student loans no longer are exempt with FHA Loans. Home buyers with deferred student loans need to contact their student loan providers and ask what their monthly payment will be on a fully amortized extended payment plan. If the student loan provider does not give a monthly payment that is fully amortized over an extende plan, then 1% of the student loan balance will be used as a monthly payment in the calculation of the borrowers debt to income ratio. VA Loans do exempt student loans that has been deferred for more than 12 months.
