General Credit Advice

There is life after bankruptcy. However, there are waiting periods that you need to meet to qualify for loan programs after bankruptcy. If you have a mortgage part of your Chapter 7 Bankruptcy, there is a four year waiting period to qualify for a conventional loan from the discharged date of your Chapter 7 Bankruptcy discharged date even though your foreclosure was recorded after the discharged date of your Chapter 7 Bankruptcy. You can qualify for a FHA Loan, VA Loan, and USDA Loan two years after a Chapter 7 Bankruptcy discharged date. Deferred student loans no longer are exempt with FHA Loans. Home buyers with deferred student loans need to contact their student loan providers and ask what their monthly payment will be on a fully amortized extended payment plan. If the student loan provider does not give a monthly payment that is fully amortized over an extende plan, then 1% of the student loan balance will be used as a monthly payment in the calculation of the borrowers debt to income ratio.
